Testing

Midtown Elevator is a private inspection agency approved by the New York City Department of Buildings. We specialize in safety test and mandated code inspection compliance.

NYC Department of Buildings: Category 1 Testing

The Department of Buildings requires all elevator devices to undergo an annual inspection called a Category 1 test. Owners and managers are responsible for hiring an approved elevator inspection agency to perform the test, as well as an unaffiliated third party approved agency to witness the inspection. Category 1 tests must be performed and submitted to the DOB by December 31st of each year.

NYC Department of Buildings: Category 5 Testing

Depending on the type of devices, some also require a Category 5 full load inspection test every five years. Category 5 tests are due at the end of the month in which they were last performed. For example, if a Cagtegory 5 report was last filled in March 2012, it would be due again at the end of March 2017. When Category 1 and Category 5 tests line up for a device, owners may choose to perform both types of inspections at the same time and file the results on the same EVL3 form.

FREQUENTLY ASKED QUESTIONS

Building owners want to make sure their elevators are in good shape, but sometimes they don’t know what needs to be done. Elevators need routine maintenance, just like cars. New York State also require elevators be regularly inspected. Here’s what you need to know about elevator maintenance and repair:

What Kind of Maintenance Contract Should I Purchase for an Elevator?

Your elevator’s maintenance schedule may vary depending on its age and overall condition. Just as an older car needs more TLC, so may your elevator. If you want your older elevator to live a long and useful life, step up your maintenance contract. The best way to know what maintenance schedule is right for you is to ask your servicer. They can explain which contracts would work best for your system. There are various levels of need for maintenance, but the state requires all elevators to be tested annually.

How Long Do Elevators Last?

It’s important to note that different elevator components have different lifespans. For example, a controller may last for 20 years, while a driving machine may last 30 to 35 years. Newer, modernized elevators may have even shorter lifespans – around 20 years. This is because computerized equipment ages more rapidly. Even these are rough estimates. An elevator’s lifespan will depend on many variables, including equipment type, application, and usage – among other things.

How Do I Know When My Elevator Needs to Be Replaced?

Your elevator servicer can give you an idea of the overall health of your equipment, as well as when it may be approaching the end of its life. In some cases, it might be because a manufacturer decides it will not support a particular component. When this happens, it’s called obsolescence. When parts become obsolete and a service provider can no longer support them, they can’t be covered in a contract. When elevator technology becomes obsolete, it’s time to consider modernization or replacement. Keep in mind that all replacement projects must adhere to applicable city codes, so hiring an experienced contractor and consultant is essential. Maintenance is a central aspect of maintaining the maximum productivity of your elevator. By keeping to a basic schedule, you can address problems before they arise and keep your system running at its best.
